Development of the Hamilton airport begins with $30 million warehouse

Developer Panattoni Canada broke ground on Tuesday on an unused and long-stalled area of industrial land next to the John C. Munro Hamilton International Airport.

Panattoni intends to build a $30 million, 264,535 square-foot warehouse at 50 Aeropark Blvd. At this time, the warehouse has no tenant, but the developers are calling it a “speculative” investment. The privately held property developer has 320 million square feet of space across North America and Britain working with clients such as Coca-Cola, Canadian Tire and Adidas.

Hamilton Mayor Fred Eisenberger says the ground-breaking was a major milestone in the city’s vision for the Airport Employment Growth District.

Panattoni bought the Aeropark site last year for $27 million. They intend to have the first building, located at Upper James Street and Dickenson Road, ready for operation by the fall of 2020 as a single warehouse with 44 truck bays or divided into offices for up to 200 staff. The second building at the Aeropark site is expected to be four times the size of the first.

The location is essential for Panattoni as they look to negotiate direct access to the airport in order to serve cargo jets. The Aeropark development would expand Hamilton’s cargo service, which has seen a steady rise over the last few years.

The next step for the developer and the city is to determine how to manage truck traffic along Dickenson Road. To keep some of the traffic off Upper James, an environmental assessment is taking place to analyze the possibility of expanding Dickenson road to four lanes in the area.

Needless to say, development to the airport area and collaborations with developers and major companies is another piece in the puzzle of developing and growing Hamilton as a major Ontario city.
